We track every registered sale, transfer, and mortgage across the communities we serve. When we price a property, we reference actual completed transactions, not listed asking prices.
Rental yield calculations are based on current achieved rents, not projected rents. We maintain a live yield tracker across our 46 covered communities, updated with each new tenancy contract.
Our quarterly reports break down performance at the building level: price per square foot trends, transaction volumes, vacancy rates, and supply pipeline. These reports are available to all Firswood clients.
We maintain delivery timelines, build quality assessments, and post handover performance data for every major developer operating in Dubai. This informs our off plan recommendations.
We value properties using comparable transaction analysis, not opinion. Each valuation references a minimum of 10 recent comparable sales within the same building or development.
Before recommending any investment, we assess market risk factors: upcoming supply, regulatory changes, macroeconomic indicators, and community maturity. If the data does not support the purchase, we say so.
